A legal disclaimer
1. Payment Schedule
All projects are subject to the following payment structure unless otherwise stated in writing:
-
50% deposit due prior to commencement of work
-
50% payment due upon 50% completion of the project
-
Remaining balance due immediately upon completion and prior to final handover

For large-scale projects, payments shall be made in quarterly progress payments, meaning:
-
Payment is due at each major stage or quarter of work completed
-
Failure to make scheduled payments will result in immediate suspension of work
-
The Builder reserves the right to delay or terminate the project until payment is received
​
No work will continue without required payments.
​
2. Non-Payment & Builder Rights
If payment is not made:
-
The Builder reserves the legal right to suspend work immediately
-
The Builder may remove crews and equipment from site
-
The Builder is entitled to file a construction lien against the property
-
The Owner will be responsible for all legal costs, collection costs, and interest
​
3. Project Completion Requirement
​
All projects must be completed in full.
-
Customers cannot stop or cancel a project midway once work has begun
-
Partial completion is not permitted unless approved in writing
-
The Builder must be allowed to complete the project as contracted
​
4. Site Access & Safety
​
For safety and liability reasons:
-
Customers are not permitted on the job site during construction
-
Entry is prohibited until the project is 100% completed and handed over
-
The structure cannot be used prior to completion
-
This includes:
-
Garages under construction
-
Concrete pads curing
-
Suites being built
-
Any unfinished structural area
-

Unauthorized site entry is at the Owner’s own risk and voids warranty obligations.
5. Concrete Warranty Coverage
The Builder provides a limited one (1) year warranty from the date of project completion covering:

Covered:
-
Major structural defects caused by workmanship
-
Large structural cracks affecting integrity of the slab or structure
​
Not Covered:
-
Hairline cracks (normal concrete shrinkage)
-
Minor surface cracks
-
Discoloration or natural weathering
-
Salt damage, freeze/thaw damage, or environmental conditions
-
Improper use, overloading, or misuse
-
Settlement caused by soil conditions beyond Builder control

Concrete naturally expands, contracts, and may crack. Minor cracking is normal and not a defect.
​
6. Structural Construction Warranty
​
For garages, suites, and structures:
-
Builder warrants workmanship for one (1) year
-
Warranty applies only to defects caused directly by Builder workmanship
-
Does not cover:
-
Normal settling
-
Material manufacturer defects
-
Weather damage
-
Owner alterations or misuse
-

7. Warranty Claim Process
-
Claims must be submitted in writing within the warranty period
-
Builder must be given reasonable time to inspect and repair
-
Builder reserves the right to determine the appropriate repair method
8. Pre-Construction Agreement Requirement
​
Warranty terms, payment terms, and project scope:
-
Will be provided before work begins
-
Must be reviewed and signed by the Owner
-
Work will not commence until agreement is signed
